Chesapeake Residence - Los Angeles, CA

Sometimes, a small addition and reconfiguration can make a big impact on a house, and this was one of those times. The Chesapeake Residence was a maze of small rooms separated by way too many walls and small pockets of unusable space. By demolishing the existing kitchen, a much larger open space was created in the heart of this home, combining the living room, dining room and kitchen into one large, open space. A new deck and front door changed the entry sequence and improved circulation across both the front yard and the interior foyer.

The kitchen is the bright and playful centerpiece, with plenty of workspace and room to socialize at the same time at the large island in the middle of the room. The house was further opened through new, large, glass doors and a covered, outdoor deck that created better connection to the back yard.

A new entry was created by enclosing the small front porch. The color of the front door is reflected intermittently throughout the house.

A small addition of 125 sf was made on the rear of the home in order to create a true master bedroom suite with a large bathroom and his/her closets. Both this bathroom and the existing bathroom are lit by new skylights and are adorned with brass fixtures and classic black and white tile.

The refreshed entry is now illuminated by a new skylight above.

Brightly colored cabinetry is used in limited areas to add an element of playfulness to the otherwise natural color tones. Ample counterspace at the island allows for simultaneous cooking and entertaining.

The house is now opened up from front to back by removing walls that had compartmentalized rooms. Long sight lines are created that allow the house to feel spacious.

The living room now has a vaulted ceiling and direct connection to the backyard, giving the space a bigger feel. A new rear-covered porch allows for true Southern California indoor-outdoor living.

The primary bathroom is naturally lit by two windows and a skylight over the shower. His and hers sinks and shower niches provide ample space. The cabinetry is custom fabricated. Again, the ceiling follows the roof line above, providing for vaulted ceilings.

The secondary bathroom has no exterior walls, but is still brightly illuminated via skylight. Although it utilizes similar colors and finishes to the primary bath, it is unique unto it's own.

The new back wall of the house is now shaded by a deep covered porch area.
